The purpose of this study is to examine the effects of the psychological factors on the volatility of the housing prices and the way it works to create such effects. Another main topic of this study is to give an analysis on the effect of the psychological factor upon short term adjustments and long term changes of the housing prices. Based on the theories of the "quantitative anchor effect" and "disposition effect," respectively from in behavioral economics, we utilized the housing price index published by Bank of Korea for the verification of our notions. The result of the analysis indicated that it has a considerable impact on the changes of the housing prices in terms of the anchoring effect and the disposition effect that are mainly contributable to the psychological factors. And it was also discovered that whether the sign of a yield indicates positive (+) or negative (-) over the past period significantly affect the current yield in a different context. Especially, for example, if a certain case of the past yield marks positive, then it can be verified that the anchoring and disposition effects, respectively, worked at the same time. The implication of this study is that the psychological factor must be considered carefully in making effective realestate policy that can realize its intended objectives.
